The rates above are estimates. Depending on how long a term you accept, the final rate may be a little lower or higher. They are not guaranteed. Your capital is at risk and returns are not guaranteed. Even secured loans can lose money if a property sells for less than expected. We develop good, safe homes for people who need them most. Every project is judged on two things: whether it returns our partners' money with the agreed return, and whether it leaves people better housed than before.
These are our goals for 2030, not results achieved. We will report progress against them honestly as projects complete.
Registered investors see the project details, costs, timeline and progress updates when we call. We add figures to this page once they are signed off.
The project is under development. It has its own company, as every IDD project will.
Ten investors have backed our directors' projects.
By investing with us you receive the return agreed in your loan or joint venture agreement. IDD keeps the real estate and uses it mainly to add value where there is economic and housing need.
On your call you can ask about costs, timeline, security, term and the estimated return, and we will answer in writing before you sign.
IDD is partnered with Havenstone Homes Ltd (company no. 16002911). Together we provide more homes for vulnerable people, and we are working on other projects as well.
Havenstone Homes works with councils and support providers to set up and look after homes. IDD develops and funds more of those homes, so the two companies add to each other's work.
Better support for our economy, better housing, and opportunities that link shared growth with impact. Investors who back a project share in that growth.
Ten investors have backed our directors' projects so far. Here is what two of them told us.
As your first investor, I have witnessed firsthand the growth and success of our collaboration… As we move forward, I am excited about the opportunity to reinvest and continue our journey together.
I initially put money in not as an investment but to lend my brother money, not expecting a return. But it’s nice to see that things are going well and I am now receiving returns on my money. This is my first time investing, but I’m happy to carry on supporting the cause.
Individual experiences are not a guide to future returns.
Serious investors want to see the risks next to the returns. Here they are.
Contingency in every timeline, experienced contractors and regular updates so you always know where the project stands.

Conservative valuations based on sold comparables, and more than one exit route: refinance, sale or an institutional buyer.
Stated clearly before you invest. Terms are fixed and there is usually no early exit.

Your agreement sets out what happens in each case. Delays can extend the term, and losses can reduce or wipe out your return and capital. We explain this on your call before anything is signed.
